Egypt’s Ministry of Housing has launched the second phase of its flagship initiative “Your Home in Egypt” (Beitak Fi Masr), offering more than 8,000 new residential, commercial, and administrative units across the country to Egyptian expatriates. The program aims to strengthen ties with Egyptians abroad and meet their growing demand for property ownership and real estate investment back home.
The initiative, first launched in 2023, has gained significant traction among the diaspora community, with the first phase selling over 1,380 units across 14 new cities. Encouraged by the strong demand, the Ministry has now expanded the offering significantly in both scale and geographic coverage.
Speaking to DMC’s Al Youm program, Dr. Amr Khattab, spokesperson for the Ministry of Housing, said the initiative reflects the government’s continued commitment to supporting Egyptians abroad under the leadership of President Abdel Fattah El-Sisi.
“The second phase includes units in strategic locations within new urban communities and governorates, with a wide range of property types from middle-income housing to luxury apartments, catering to various income levels and investment goals,” Khattab said.
Units Available Across Egypt’s Fast-Growing Cities
The latest offering includes units in several major national projects such as:
- Diarna in New Cairo, New Alamein, and New Minya
- Sakan Misr in New Alamein, New Mansoura, and New October
- JANNA luxury housing in New Damietta and New Mansoura
- Palm Towers in Hadayek October, the New Administrative Capital, and Palm Towers East in New Obour
Units are also available in Upper Egypt cities like Assiut, Sohag, and New Qena, reflecting a nationwide effort to make real estate investment more accessible for Egyptians abroad.
Streamlined Digital Process and Dollar-Based Payments
The entire application and reservation process will be conducted through the official initiative portal: www.BeityFiMasr.com (as referenced in the original text), where interested buyers can access unit specifications, floor plans, prices, and geographic locations.
To simplify financial transactions, the Ministry has signed a protocol with Banque Misr and e-Finance, enabling fast and secure electronic payments in U.S. dollars. All financial dealings related to the initiative must be conducted through dollar transfers, ensuring transparency and ease for overseas buyers.
Reservations for the new units will open on August 30 and continue until September 4, according to Khattab.
Flexible Payment Terms and Financial Incentives
To make the process more accessible, the Ministry has set the booking deposit at $5,000 per unit, a figure that reflects direct feedback from Egyptians abroad who previously called for lower upfront payments and easier terms.
The initiative also includes generous incentives such as:
- Up to 7% discount on the total unit price
- Extended installment plans up to 10 years
- Eligibility across residential, commercial, and administrative properties
“These measures were designed specifically in response to the needs and requests of our communities abroad,” Khattab noted. “This is not just a housing opportunity, it’s an investment in Egypt’s future, and in theirs.”
Real Estate as a Bridge to the Homeland
The “Your Home in Egypt” program is part of the larger “Beit El Watan” national initiative, Egypt’s largest real estate project dedicated to expatriates. It serves not only as a housing platform but also as a way to connect Egyptians abroad with ongoing development and urbanization projects at home.
As Egypt continues to build new cities and expand infrastructure, the government sees this initiative as a key tool to engage its global diaspora, encourage foreign currency inflows, and enhance investment in the real estate sector, one of the country’s primary engines of growth.
